The South Surrey/White Rock area boasts a varied physical landscape, creating distinct neighbourhoods and subdivisions. There are nine neighbourhoods (or sub-areas) that make up South Surrey / White Rock. And though White Rock is included among them it is a separately governed jurisdiction and suburb of the Greater Vancouver Regional District (GVRD). Read through the descriptions of each neighbourhood below to get a sense what makes each distinct.

Our Neighbourhoods

Ocean Park

Located on the tip of the ‘peninsula’, Ocean Park lives up to its name. Large trees, established homes along with several new developments, excellent schools including French immersion, and a separate shopping district create a distinct sense community. At the northwest tip is Crescent Beach, a former summer cottage retreat, now a charming, exclusive beachside community with a more relaxed feel.

Elgin Chantrell

Some of South Surrey’s most prestigious developments are located in this area. Several feature large homes set amid carefully planned neighbourhoods, some backing onto green belts. Others are elegant waterfront properties located along the shoreline beside the Nicomekl River looking our over Mud Bay. Two high schools, two large parks and the city’s central sports complex are located within its boundaries.

Sunnyside Park

Within walking distance of two large shopping complexes, Southpointe and Peninsula Village, Sunnyside features an interesting mix of newer family homes, newer condos and older houses. The area is named after the large Sunnyside, White Rock’s summertime hub for outdoor swimming, baseball and family fun. An interesting area with lots of character and possibilities.

White Rock

A separate city from Surrey with its own City Hall, municipal services and property taxes, this area offers prime oceanview properties, many perched on steep lots overlooking beautiful Semiahmoo Bay. East and West Beach are two distinct areas with different personalities; West Beach is the upbeat dining district while East is more laid back. You’ll find a wide variety of homes here from brand new to original classics.

King George Corridor

An area in transition, with new condominium developments and high density single family homes springing up following the King George Highway (now being widened) north to Surrey. Also located close to shopping and services, this dynamic new area boasts a more urban sensibility, with minimum or no-maintenance yards and elegant, architecturally controlled West Coast Craftsman home designs.

Morgan Creek

A master planned community built around a stunning golf course, Morgan Creek includes gated condominiums and large single family homes, many backing onto fairways. Homes are large and lots are generous. Common areas and boulevards are immaculately groomed. Shopping and services at Grandview Corners just minutes away up 160 Street, as is the prestigious private school, Southridge.


This is White Rock’s fastest growing area, dramatically changing within just a few years. Now featuring a unique shopping village, you’ll find a complete range of housing here. From brand new luxury condominiums and large single home developments to untouched large rural acreages. Building activity in Grandview is dynamic with gentrification and development spreading east from King George.

Pacific Douglas

Large lots and farms with acreages for horses, two golf courses and lots of trees give this area a largely rural feel. If you like privacy and lots of green space, you’ll find it here. Many quiet estates with pools, far from the city rush. Close to nature, separated from neighbours, this is an area that provides a sense of sanctuary and connection to nature that can’t be found elsewhere in South Surrey.


Named for the prestigious Golf and Country Club, this area follows the Pacific Douglas sensibility of open, generous acreages, horse culture and lots of parks. To the east, just into Langley, Campbell Valley Regional Park offers a network of public riding trails. Lots of large farms and magnificent estates with pools and tennis courts. New developments and are being built closer to Campbell Valley.
